The community was in the longest HUD default in history, with only 35% of its space generating income due to its original condo conversion layout. Assisted living meals were served on the fourth floor despite the kitchen being on the first, and excessive staffing further impacted profitability.

Strategy
Mallard led a two-phase construction initiative to increase billable space to 70%. In Phase One (completed in 2020), seven rooms and 12 beds were added. Dining was relocated to the first floor by reconfiguring egress access, resulting in a more intimate and efficient experience. Staffing was recalibrated to match the new workflows, reducing waste and improving service delivery.
